Developer lodges plans for latest office building at business park

IM Properties (IMP) has submitted a reserved matters planning application for a 15,500 sq ft Grade A office building at Blythe Valley Park (BVP).

Having let its ‘FIRST’ speculatively built office building to Solihull-based accountants Jerroms in September last year, IMP is now pushing ahead with its proposal for a second self-contained, headquarters quality office scheme.

If planning is granted, the new offices could be ready for occupation in the autumn of 2020.

IMP’s development director, Lewis Payne, said: “Plans to push ahead and gain reserved matters is being driven by a scarcity of supply, strong occupier demand and momentum gained from a host of high profile lettings on the park over the past 12 months.”

FIRST was let before practical completion as well as two self-contained, 15,000 sq ft pre-let buildings which are occupied by Prologis and the Rybrook Group for their Rolls Royce and McLaren brands with 150,000 sq ft of space at Trigen and One Central Boulevard let to a variety of leading occupiers such as Gymshark and GKN Aerospace.

“Our focus on creating city-centre standard offices with a strong supporting wellbeing agenda, all set within one of the Midlands’ first truly mixed-use schemes has ticked the boxes for forward thinking occupiers who want to retain and attract the best talent, whilst being well connected at the centre of the UK motorway network system.”

As part of the proposal for the new building, cycle storage and shower facilities will be incorporated with landscaped external breakout areas.

Occupiers also benefit from an on-site Virgin Active Health Club, Java Lounge independent coffee house and a Busy Bees Nursery.

“Whilst the building comes with 74 dedicated car park spaces,” adds Lewis “Some employees may want to cycle to work, run or walk at lunchtimes, utilising the surrounding cycle paths and the walking meeting routes we’ve created, so storage and changing facilities are important.

“We’ve worked hard to think about employee wellbeing by incorporating the benefits of being surrounded by 122 acres of parkland into occupier’s daily working lives and we hold regular outdoor business community events throughout the year.”
