CPBigwood completes three-in-one £1.7m deal

THE Stratford-upon-Avon office of property agents CPBigwood has concluded a three-in-one deal worth £1.7m.

The firm has engineered a package of sales as demand for quality homes in the town remains high. All the deals were agreed at or above guide prices.

Tom Dennes, head of CPBigwood Country Homes, said premium homes in the area were still attracting buyers.

The first deal involved the sale of a property in Rowley Crescent on behalf of a client wishing to sell-up and move to Yorkshire. Within two weeks of the appointment the flat had been sold at the guide price of £549,000.

A second client looked to downsize and ended up buying the first property as they wanted to stay in the area.

This resulted in the marketing of their former property for £725,000, for which a buyer was found within 24-hours but the chain collapsed.

Two further buyers both put bids in but the chain collapsed again. Nevertheless one persevered and eventually returned with a deal that was accepted.

This resulted in the firm acting for the third client’s four-bedroom bungalow, which has sold for £439,950.

“All the buyers, apart from the one at the top of the chain, were passionate about finding the right property for them and in particular staying in Stratford, said Mr Dennes.

“We had two upsizers and a downsizer while the top of the chain was a combination of downsizer and relocation.”

Mr Dennes also praised the Stratford legal community for its fast response.
 
“We recommended clients to local lawyers who we knew and this was critical in helping the deals go through. Four firms of well-respected Stratford solicitors, small and large, were able to talk to each other and get the job done.

“A total of £1.7m worth of property in one combined sale – a terrific result,” he added.
