Legal Ombudsman halves its floorspace as it heads to Quay Place

THE Legal Ombudsman is quitting Baskerville House in Birmingham’s Centenary Square for the nearby Quay Place in Edward Street.

It is virtually halving the size of its floorspace in so doing – from 41,000 sq ft at Baskerville House, where it currently occupies space  on the fifth and sixth floors, to 21,000 sq ft at Quay Place, which is adjacent to the Barclaycard Arena.
 
JLL and CBRE acted on behalf of Threadneedle Investments and GVA represented the Legal Ombudsman, which will take a ten-year lease on the first and second floors of Edward House at Quay Place, one of six buildings set around a central courtyard.
 
George Jennings from GVA commenting on behalf of the Legal Ombudsman, said: “Edward House at Quay Place provided an attractive proposition for the Legal Ombudsman to save on overall costs, with no compromise on facilities and accommodation.

“Edward House provides an excellent working environment, with large open-plan floor plates, plenty of parking and it’s just a short walk from Brindleyplace, the city centre and the Legal Ombudsman’s existing building.”
 
Kelvin Craddock from JLL said: “Quay Place is becoming an increasingly popular location for occupiers, attracted by a wide variety of floor plate sizes and the pleasant secure working environment on offer.

“With a rise in market activity across the city, occupiers are finding it  increasingly difficult to identify competitively priced refurbished accommodation, which is evident by the interest currently being witnessed at Quay Place.”

The Legal Ombudsman is an independent scheme, created to resolve complaints about legal service providers in England and Wales. It was established by the Office for Legal Complaints, under the Legal Services Act 2007.
