Refurbished Edmund House adds to Birmingham’s Grade A stock

AN office building in Birmingham’s central business district has undergone an extensive refurbishment, creating 68,815 sq ft of Grade-A space across ten floors.

Edmund House, situated on the corner of Edmund Street and Newhall Street in the city’s Colmore Business District, has undergone a programme of works that has included a complete upgrade of the office accommodation, main reception and communal areas.

Externally, Edmund House now features a double-height glazed portico above the main entrance along with new cladding and lighting.

Andrew Brooksbank from building owner Patrizia said: “When we acquired Edmund House last year, it was evident that there was no statement entrance to the building and little that made it stand out from its surroundings.

“The refurbishment programme we have undertaken sought to address that and to deliver top specification office space to a central market that suffers from limited supply.

Edmund House has also received a new air conditioning system and 12-person passenger lifts and has 54 basement parking spaces.

Ben Thacker, from joint letting agent GBR Phoenix Beard, said: “It is widely recognised that Birmingham is currently facing an undersupply of high quality office stock and the refurbishment of Edmund House will be instrumental in addressing this as the only major office refurbishment of this scale underway in the core at present.

“The flexibility of the floorplates enables us to adapt the space to meet the demands of the occupier.”

GBR Phoenix Beard is joint letting agent alongside CBRE.
