Derby office block turned into 86 flats

A once major office block in Derby city centre has been transformed into 86 apartments by Regency Residential.

In partnership with Intro Developments, the consultancy firm has turned the 44,538 sq ft former office space into a combination of studio, one and two-bedroom flats in Derby’s Cathedral Quarter.

Norman House is part of city centre area Heritage Gate – which also includes Saxon House and Celtic House.

The completion of phase one of Norman House has also coincided with 50% of the apartments already being sold, according to Chris Burgess, business development manager at Manchester-based Regency Residential.

He said: “We are thrilled to bring Norman House to Derby’s market. Ideally located in the centre of the main business and commercial district and only one mile east of the University campus, the space is likely to attract industry occupiers as well as students. A huge benefit to the Heritage Gate site is the amount of parking – 200 spaces.

“Complementing the residential use on the upper floors of Norman House, we would also like to convert the street frontage units into a leisure store and use the basement as a gym during phase two and three of the scheme.”

Burgess added: “There’s an excitement about Derby right now and we are proud to be involved with the city as it moves forward.

“As a regional city, Derby is punching above its weight and Regency Residential is once again producing a residential development scheme in an area where there is a large university and good industry.”

The Manchester property consultancy has sold 100 apartments since launching earlier this year – with combined sales totalling approximately £14m.

Burgess said: “Since launching in January this year we have already sold over 100 apartments. This includes sales in Norman House as well as three other residential development schemes – Electra House in Swindon, Acre House, Sale, and The Causeway, Altrincham.

“Along with our strategic partner Intro Developments, we have 5,000 units in planning across the UK.”

He added: “We have a national and international focus and only require a minimum deposit reservation fee of £1,000, which is then taken off the 10% deposit on exchange of contracts.”
