Work begins on new 24,000 ft Nottingham Grade A office scheme

Work has begun on Edwalton Business Park in what local agents are calling the first new Grade A office scheme in Nottingham since the end of the recession.

Demolition contractors are on site clearing the existing housing in order to facilitate the development of four standalone Grade A offices, totalling 23,500 sq ft.

With one of the units already sold, contractors will look to complete the first 6,400 sq ft unit by Q2 2019. All the units on the scheme will include a “substantial” 11.3 KWp solar PV installation on the roof.

Jonathon Seddon, director at NG Chartered Surveyors, the joint agent on the scheme, said: “These offices are being specifically targeted at SME business owners looking for a working environment that’s substantially better than the existing – and dwindling – office stock in the city, surrounded by other like-minded businesses. The solar arrays will not only save an occupier money, but they’ll save 20 tonnes of Carbon Dioxide being released annually into the atmosphere”

Offices at Edwalton Business Park will benefit from vaulted ceilings, giving a far greater impression of space. They will also incorporate mezzanine level meeting rooms allowing a far more efficient use of the space. The attention to detail is a cut above, said Seddon, and includes extras such as electric car charging points.

He added: “They won’t be cheap to buy and we’re being upfront about that, but a high-quality product designed to a high specification and an exacting level of attention to detail never will be.

“Edwalton Business Park is a superb location, affording easy access to those coming from Edwalton, West Bridgford and the Vale of Belvoir.
