Developer upgrades jobs figure at £80m employment site

Developer St Modwen says its new plans for the Derby Triangle site will create more jobs than previously expected.

As we reported last week, St Modwen has submitted revised plans for the scheme which would create a huge extension to Pride Park, on 70 acres of land that was formerly a quarry and landfill area.

The £80m scheme proposes some 650,000 sq ft of space for potential office, retail, restaurant and pub opportunities and St Modwen has upgraded its job creating potential, saying it could now bring upwards of 1,250 jobs on-site – rather than the 1,100 initially forecast.

If approved, site works are targeted to commence this autumn with the first units being available in early 2021. The development will be known as St Modwen Park Derby.

The application, submitted in conjunction with land owners Network Rail, is a revised version of a previous application made in 2014. It outlines St Modwen’s plans to deliver a development focused on industrial and logistics space.

Euan Lindsay, senior development manager at St Modwen, said: “This high-profile scheme will undoubtedly attract new businesses to the city, as well as provide opportunities for existing businesses to relocate to modern accommodation that meets today’s business needs.
“We are confident the City Council recognises the site’s potential and the undeniable boost the development will give to the region’s economy. We look forward to working with the planning authority to secure the permission as soon as possible.”

Stuart Kirkwood, development director at Network Rail, said: “The Derby Triangle site is ripe for development. If plans are approved, it could create a significant number of jobs for local people. We hope the local authority supports the application and allows us to move forward with St Modwen to bring the land back to use as a vibrant business hub.”
