Derby City Council has transferred the final piece of land needed to kickstart phase 4 of the Castleward development in the city centre.

The former Derbyshire County Transport site was the last piece required after obtaining the former Tarmac site and properties on Canal Street earlier this year.

The Council has handed over the site to Compendium Living, who will clear the area in the coming months.

Construction of the new homes is set to commence in 2024, led by Compendium Living’s construction partner, Lovell Partnerships.

Derbyshire County Transport has relocated to the Merlin Park development on Osmaston Road.

Phase 4 received approval from planners in May 2023 and will introduce 112 new homes in the city centre, including 34 affordable homes.

The properties will comprise two, three, and four-bedroom houses, along with one and two-bedroom apartments.

Councillor Nadine Peatfield, cabinet member for regeneration, culture and tourism said: “Castleward is one of the city’s key regeneration projects as we look to bring people back to the city centre. I’m delighted that we’re now able to push forward with this next phase. Derby needs an attractive gateway from the train station, and these 112 new homes will contribute to that.

“Just recently we celebrated as the showhomes opened at phase three, and I look forward to seeing the next round of homes take shape over the coming years.”
