Family business opens door on second serviced offices building in West Bridgford

A family business is set to open a second serviced office space in the affluent Nottingham suburb of West Bridgford.

Dan, Natalia and Ross Pegram have bought Bridgford Business Centre at 29 Bridgford Road and have plans to replicate the success they have experienced with their first venue called HUB37 on Gordon Road in West Bridgford, which they opened in 2020.

Dan told TheBusinessDesk.com: “Businesses in HUB37 have thrived and many moved on to larger spaces and added to their teams, which is great to see. Since then we have been looking for more space where we can extend our excellent reputation and reach more businesses with a positive impact.”

Dan, who along with this family also owns and runs Red Alert Services, said the turn towards owning serviced office space came from being involved in a number of SMEs in the UK and US which always had a reliance on serviced accommodation.

He added: “We never felt it was quite right. There was always something missing, often something that stopped it from feeling like a proper work ‘home’.

“So in 2020 we acquired a small office building on Gordon Road, with the support of Vik Moothia at Landsmiths Solicitors and then sought to create a work home for up to nine businesses where they could work to their best abilities and be comfortable, have a great selection of refreshments on hand, dedicated internet access, all the latest office furniture and equipment to feel instantly at home all in modern and secure surroundings – and right in the heart of West Bridgford.”

Their new venture, Bridgford Business Centre, comes in at 5,000 sq ft spread over two floors.

Dan told us: “One of the appealing factors was the car parking at the rear of the building as a number of our tenants want to entertain visitors. The frontage of the building is imposing and literally 20 yards from the buzz and appeal of Central Avenue.

“Our current range of tenants cover a raft of services from independent consultants to wealth management and everything in between. The offices are modern and sleek so suit professional services and administration businesses.”

Dan thinks there has been a shift in the way people work with hybrid working and working from home being a more modern spin after the changes that COVID brought.

He added: “We hear from our tenants that they want to be a part of something and maybe working from home isn’t for them so the ability to have their own space but be part of a community is now very popular. We are focussing on have some open communal space where tenants can meet, grab a coffee at our refreshment bar and bump into other people can scratch that itch, so to speak.”

The family business has plans to grow throughout Nottinghamshire.

Dan said: “We would like expand our offering to other conurbations, around Nottingham to service communities in and around Bingham, Ruddington, Beeston, Carlton and then who knows, lets see.”

Vik Moothia of Landsmiths acted for Dan, David Hargreaves of FHP and Lisa Poole of Gunner Cooke for the seller, Kevin Mansworth.

Hargreaves said: “We quoted a relatively low asking price to generate interest as the market back in October last year was still rather uncertain due to the significant increases in Base Rate and the general lack of confidence in the economy.

“The strategy worked and we achieved a price in excess of £1.1m for the building which breaks back to £280/sq ft net which we are delighted with.”
