Final phase of industrial park sees 400,000 sq ft of logisitics units added

St. Modwen Logistics, the logistics developer and manager under the Blackstone portfolio, has started on the final phase of activity at St. Modwen Park Burton.

Part of a wider scheme hoping to generate 1,500 jobs, this latest phase will include five logistics units spanning approximately 400,000 sq ft.

Earlier this year, Blackstone revealed plans for St. Modwen Logistics’ assets to merge with Indurent, forming a UK logistics entity boasting over 200 assets totalling 26m sq. ft of logistics space.

The units at St. Modwen Park Burton, ranging from 38,000 to 175,000 sq ft.

The latest development phase will expand St. Modwen Park Burton’s total space to nearly 1m sq ft, with completion anticipated in early next year.

Current tenants include Hellmann Logistics, London City Bond, Keylite Roof Windows, and Supply Technologies.

Situated within a larger 175-acre mixed-use development led by St. Modwen, the park has over 600 new homes, a retail centre and a 160-acre woodland accessible to both businesses and the local community.

Winvic Construction Ltd serves as the principal contractor for the scheme, while St. Modwen has enlisted the Birmingham offices of Knight Frank and Savills to market the units.

Danny Nelson, director of industrial, distribution and logistics, said: “We’re delighted to be working with St. Modwen Logistics yet again to deliver five industrial facilities in Burton. Our companies have built a strong relationship over many years due to our aligned sustainability and quality values; the design ensures the offices will be operationally Net Zero Carbon and we will achieve at least 10% Biodiversity Net Gain. The team is looking forward to the 44 weeks of construction and handing over the scheme in February 2024.”
