Lettings latest: Gardner flies into Hawarden; poultry firm nests in Wrexham and more

HAWARDEN BUSINESS PARK – a joint venture between UK Land & Property, contractor Pochin and the Welsh Assembly Government – has secured Gardiner Aerospace as a new tenant.

The Derbyshire-based aero engineering firm has taken unit 9 at the park – a 25
,000 sq ft unit – on a 15-year lease. Hawarden Business Park will be the firm’s sixth UK site – its headquarters are at Ilkeston, but it also owns properties in Basildon, Burnley, Hull and Maestag. It also has an Eastern European site in Poland.

Steve Wade, director at Legat Owen, joint agents for the scheme with King Sturge, said: “We only started marketing this unit in April and the fact that Gardner Aerospace has already completed the deal reinforces the fact that Hawarden Business Park is ‘the’ location for the aerospace sector.”

Airbus and Aerotech have both recently signed deals to take units at the park, and Wade said that there are now only two 6,000 sq ft units left at the site, but that these could be combined. He also said that a further 150,000 sq ft would be released onto the market in November.

Poultry producer Annyalla Chicks has taken on an 85,000 sq ft factory at Wrexham Industrial Estate. The building, which was previously used by Delta Daily Foods and is based on Abenbury Way, has taken the remaining 12 years on Delta’s lease via an assignment.

The unit will be Annyalla Chick’s first in the UK and follows on from the firm’s success in building an Irish operation.

The unit was let by the North West Industrial Agency team at property consultancy CBRE.

Associate director Jonathan Thorne said: “The letting shows that there is still activity in the occupational market even for bespoke types of buildings such as this, which is encouraging. Annyalla cast the net across the entire region in the search for its UK base.”

“Wrexham is an excellent location for the company due to its close proximity to Holyhead, which provides an efficient supply route between the new facility and its existing premises in Ireland.”

Wrexham Industrial Estate is one of the largest industrial locations in Europe, covering 550 hectares and housing around 300 businesses including Kellogg’s, JCB and Pirelli.

Property consultancy Knight Frank has secured two new lettings at 39 Rodney Street in Liverpool for owner Chartergate Group Pension Scheme.

NW Specialist Clinic – an orthopaedic and sport injuries specialist has taken 1,400 sq ft of offices on the ground floor and an additional 500 sq ft in the basement of the building. Meanwhile, TV production company Mocha TV has taken 1,250 sq ft of space on the second floor and an additional 500 sq ft in the basement. Both firms signed five-year leases with a break at the end of year three.36 Rodney St, Liverpool

No price was given, but the firm said that the deals were “in keeping with the market in terms of lease length and rent achieved in the area”.

39 Rodney Street is a 6,300 sq ft mid-terrace Georgian building offering three floors of offices and basement space. Car parking is also available under a separate licence agreement.

Knight Frank surveyor John Brown said: “The property provides well presented cellular and open plan offices which can be accessed from a central staircase. The building has been tastefully refurbished and would be ideal for use by professional or a medical practice.”
