Lettings latest: Law firm takes top floor of Merchant Exchange, Patisserie Valerie

PROPERTY Alliance Group has let the top floor of its Merchant Exchange building in Manchester city centre to trademark lawyers Harrison Goddard Foote.

The firm originally took an office suite on the fourth floor of the building last year, totalling 4,100 sq ft, but has now also taken the 4,500 sq ft top floor on the building, which is based at Whitworth Street West overlooking the Rochdale Canal.

Dominic Pozzoni, director at Property Alliance Group, said: “Alliance has worked with HGF to facilitate growth within the preferred space.

“Merchant Exchange’s flexibility, facilities and location make it a very attractive choice for growing businesses like HGF, who want room for expansion, as well as a prestigious working environment.”

Just one space of up to 4,900 sq ft remains available on the third floor of the building. Edwards & Co and WHR Property Consultants are joint agents on the building.

ROYAL London has let two prominent corner retail at its 1 King Street building in Manchester city centre.

Upmarket menswear retailer Nigel Hall Menswear has taken a new 10-year lease on Unit 3, 1 King Street, which fronts King Street and Deansgate. An initial rent of £100,000 a year was agreed for the unit.

Meanwhile, Patisserie Valerie has also agreed a 10-year lease on Unit 4 of the building for a rental of £85,000 a year.  The units front St Ann Street and Deansgate.

Tushingham Moore acted as agent for Royal London. Jonathan Thompson of Tushingham Moore said: “We are delighted to attract two high quality retail names to such prominent shops.

Both operators are new to Manchester and continue the strong uptake of prime retail units in Manchester city centre.

A NEW 10,570 sq ft unit at Barnfield Construction’s new Millennium City Park scheme at Fulwood in Preston has been let to ATM Solicitors and Emmetts Solicitors.
The two firms are moving from existing offices in Sale, Greater Manchester and nearby Longridge respectively.

Millennium City Park adjoins Junction 31a of the M6 and is now close to 100% occupancy.

Other occupiers include Bespoke Healthcare, Suresite and Aztec Chemicals.

The letting was arranged by the scheme’s agent, King Sturge.
