Plans submitted for 243 homes in Lancashire

Plans have been submitted for 243 new energy-efficient homes in Pendle, Lancashire, to help meet local housing needs and support first-time buyers.

Northern-based homebuilder and placemaker Northstone, part of Peel L&P, has applied to Pendle Council to build its second development at Trough Laithe, west of Barrowford, where an outline planning permission for up to 500 homes was granted in 2017.

The latest plans propose a mix of new homes on the Southern half of the site with access to be taken from Riverside Drive in line with the outline planning consent.

Homes will range from two-bed cottages to four-bed properties to suit families, first- time buyers and downsizers.

Furthermore, 20% of the development (49 homes) will be earmarked for affordable housing needs.

Northstone launched in October 2018 and aims to create exceptional homes, stylish environments and places for modern living for future generations.

The Trough Laithe scheme will complement the surrounding countryside and improve pedestrian routes and cycleways for the existing community, said Northstone.

It said homes will be led by great design and embrace modern living with super-fast broadband, electric vehicle charging capability and smart household technology to help residents significantly reduce their energy bills.

Northstone’s thought for design continues outdoors with shared surfaces and pedestrianised streets to reduce traffic speeds and create safer, more sociable spaces for residents.

Pocket parks, mature landscaping and natural play features will also create a sense of community and attract a range of wildlife to the development and surrounding countryside.

Northstone will contribute up to £1.3m towards local school provision and £250,000 for highways improvements at Junction 13 of the M65.

“Our proposals for Trough Laithe set out to do just this while helping to meeting local housing demand and taking the surrounding countryside into consideration.

“We also plan to contribute to improving local transport services, including pedestrian and cycle routes at the Riverside Way roundabout junction.”

Northstone is currently on site to build 150 homes at its first development in Westhoughton, Bolton, with homes available to purchase from Spring 2020.
