Manchester team delivers latest speculative industrial scheme

The Manchester building services team of Ridge and Partners has handed over its latest major industrial project to client Trebor Developments.

Atomic, near junction 31 of the M1 motorway, is the first speculative completion on a 45-acre site called 31 East which is earmarked for industrial and logistics uses.

“The market is delivering a large number of new industrial and logistics projects across the North and our Manchester M&E team is incredibly busy,” says Chris Bradburn, from Ridge.

“This project saw a great partnership with MCS Construction that enabled us to deliver the job bang on budget, despite some challenges posed by the weather.”

Trebor Developments’ speculative scheme will provide 78,458 sq ft of clear-span space to a height of 12 metres, five dock-level doors and two ground-level doors.

The service yard is 40m deep to allow for turning and parking of large trucks and 146 car parking spaces have been provided.

Bob Tattrie, managing partner for Trebor, said: “This excellent speculative industrial unit, suitable for manufacturing or logistic distribution uses, is ready to occupy on competitive terms. We have witnessed strong interest to date.”
