Land deal agreed for £15m care home plans

New Care has bought the Cock Hotel pub in Worsley as part of its plans to build a £15m care home on the site.

The development-led care home operator has consent for a 71-bed home on the one-acre site.

The site of the Greene King pub is also known locally as being home to a gravestone marking the burial place of “Polly, mother of 200 pigs”, a beer-drinking pig who died in 1904. Polly’s headstone will be staying in place, and is part of the plans for the gardens.

New Care is part of Altrincham-based construction group McGoff and was set up 10 years ago to focus on care home developments.

Chris McGoff, chief executive of New Care, said the development will “help address the ever increasing shortage of beds in the area”.

Work will start soon on demolishing the existing pub building, which will be replaced by a three-storey building with en-suite wet rooms, spa assisted bathrooms, a hair salon and nail bar.

It is the second deal completed by New Care while the economy was in lockdown. In April it sold Bramhall Manor in Stockport to Octopus Healthcare in a £16m deal.

James Flynn, head of real estate division at law firm Beyond Corporate which advised New Care, added: “To close any deal at the moment is difficult, to complete a real estate development facility is a credit to everyone involved.”
