Approval secured for keynote residential site

Plans for the scheme

Manchester City Council has granted planning permission to ECS Capital for a keynote residential site in Wythenshawe designed by the Manchester studio of Falconer Chester Hall.

The development will offer 25 one-bedroom apartments and 15 two-bedroom homes, each designed to the Nationally Described Space Standards.

The scheme includes 30 car parking spaces, of which three are at ground level, with the remainder in the building’s basement.

Cycle storage for up to 40 bikes will be accessible from the development’s rear garden and the building’s main lobby.

Geoff Underhill, company solicitor and spokesman for ECS Capital, said: “Our focus on enhancing the design and material palette has been time well spent, and it’s great to see that recognised with this consent.”

The former pub site, on the corner of Greenwood Road and Gladeside Road, was acquired by the Warrington-based investment company in February 2019, from Maxstretti Homes and a revised planning application submitted in May of that year.

This was withdrawn in June to allow a design review which underpinned the approved application.

Mike Gore, of Falconer Chester Hall, said: “We’ve developed a more contemporary façade that draws on the area’s predominantly red brick characteristics and the development sits very well in its plot. It’s a pleasing addition to the local streetscape.”

Geoff Underhill says ECS Capital worked with a local housing association to design the scheme around its preferred mix of homes, tenure and design approach to deliver a product that will be affordable to local people.

“This is a really good scheme and I’m looking forward to seeing local people move in,” he added.

Work is expected to start on site in the Spring.

Planning consultants were SatPlan, with Layer advising on landscaping and Abacus Solicitors in Manchester advising on the legal aspects of the project. Traffic consultants were Mode.
