Work starts on Fylde development of 96 new homes

Plans for the Mill Green site

Housebuilder Anwyl has started work on new homes in Warton, with the first properties due to be released for sale this winter.

Known as Mill Green, the site off Lytham Road, is the first Fylde development and eighth active outlet for Chorley-based Anwyl Homes Lancashire.

Work to prepare the nine-acre parcel of land for development, including access and infrastructure works, is now complete, with Anwyl having taken over as principal contractor last month.

Along with new homes, the scheme will also bring community benefits worth circa £380,000 to help ensure the growth of the neighbourhood is sustainable.

Construction at Mill Green is being overseen by Chris Prescott, who was previously based at Anwyl’s Bluebell Meadows development in Fulwood. He said: “I’m pleased to have been able to start my first Anwyl site and having the chance to put my stamp on it right from the offset.

“Once the bricklayers start laying on the first slabs it will be all systems go.”

On a typical day there will be around 30 people working on site at Mill Green to construct the 96 new homes, of which 66 will be for private sale. They include a mix of semi-detached three-bedroom properties and four-bedroom detached designs. Anwyl will also build 30 affordable units of mixed tenure.

Wider community benefits linked to the development include Anwyl contributing £182,732 towards local primary school education, a £125,000 bus service contribution, plus circa £42,000-worth of highway improvements and public realm works.

Anwyl Homes Lancashire has grown rapidly since acquiring its first site just four years ago. The business that recently acquired its 10th site, now employs around 60 people, and aims to build 400 homes a year by 2023.

Managing director, John Grime, said: “Work starting at Mill Green is a milestone for the business as it’s Anwyl’s first development in Fylde.

“The site will play an integral part in our growth plans. We expect it will be a popular development, in part because of the location around a mile from Lytham and offering a balance between coast and country. It’s the perfect setting for our thoughtfully designed family homes.”
