Build-to-rent scheme sets new high bar for city rental market

Dock 5

In a clear demonstration of the strength of rental demand in Manchester, the Savills lettings team has fully pre-let the first phase of ForLiving’s Dock 5, the firm’s flagship build-to-rent scheme in the Salford suburb of Ordsall.

The scheme officially welcomed its new residents at the end of October, having launched just weeks earlier.

Records were broken with all 120 apartments pre-letting in just three weeks, and more than 60 of the properties were occupied within the first two days following the building’s completion.

Young professionals, sharers and international students returning to the city as universities open up to in-person teaching, were drawn to Dock 5’s high specification interiors, featuring designer kitchens, large windows maximising light and the scheme’s co-working and social hub.

Designed by multi-award winning architects Falconer Chester Hall, the scheme, across three phases offers a range of amenities including an on-site cinema, gym and working from home space, and social events perfectly tailored to those looking to combine easy access to the city with riverside living.

John-Paul Case, head of Northern Metropolitan Lettings, said: “Dock 5 has set a new high bar for the lettings market in Manchester, achieving fully pre-let status in record time.

“This is a fantastic scheme from a highly professional team, and tenants have recognised the quality of accommodation and the community first approach from ForLiving.”

He added: “The speed with which the 120 flats were let speaks volumes about the demand for high quality rented homes in the city, and underscores the confidence built to rent investors and developers have placed in Manchester as a leading regional hub to live and do business.”

Paul Gerrard, director of ForLiving, said: “It has been brilliant to welcome the first residents into Dock 5 this month. We’re really proud of the fantastic standard of living the apartments offer, all in a near city centre location without the premium price tag.

“It’s an exciting time for the Ordsall neighbourhood and the development is contributing to a bright future and lasting legacy for the wider community.”
