Former warehouse site to be transformed into affordable housing

Plans for Edgefield Green

Work is under way to build 216 affordable homes at the site of a former warehouse in Openshaw, Greater Manchester.

Manchester City Council has supported the development saying that the city needs more affordable homes, and all new developments should be ‘celebrated’.

The development on Edge Lane, to be known as Edgefield Green, will create a community of one- and two-bedroom apartments and two-, three- and four-bed houses with a mix of terrace, semi-detached and detached properties with gardens and landscaped green spaces. The bespoke houses have been designed by Edwards Architecture.

The homes will be available for affordable tenures with 95 for shared ownership, 52 rent to buy, 51 affordable rent, and 18 social rent.

The development will be built by North West based affordable housing provider, Your Housing Group and its developer partner, Lovell.

Jacque Allen, deputy chief executive for Your Housing Group, said: “It is fantastic to see work under way at Edgefield Green.

“Thanks to the support of Manchester City Council, this development will allow us to transform the site of a disused warehouse into a wonderful, vibrant community for Openshaw, with excellent links to Manchester, and close to parks and schools. Perfect for families.

“We’re passionate about creating safe, quality homes so that communities can thrive. This development is yet another significant step forward in delivering quality affordable homes and helping improve access to housing by offering various affordable tenure types.”

Manchester City Council granted planning permission for the site in November 2020, and remediation work to prepare the site for building began in August 2021.

Cllr Gavin White, Manchester City Council’s executive member for housing and employment, said: “The bottom line is that we need more affordable homes in every part of the city – there is no area of Manchester with low demand – so every development that comes online that increases the number of homes accessible to our residents should be celebrated. Particularly homes with one and two bedrooms, which are in short supply currently.”

He added: “The majority of affordable homes being built right now are being delivered by our housing partners, such as Your Housing Group, and it’s with great thanks that these organisations have made a commitment to the city to develop the homes that our residents need.”

This development has been funded through Your Housing Group’s strategic partnership with Homes England.

Your Housing Group was announced as one of the Government’s Housing Agency’s Strategic Partners in January 2019, receiving £87.5m of funding in line with the Government’s aspiration to provide 11,000 affordable new homes across the country.
