Housebuilder gearing up for year of increased activity

Housebuilder Tawd Valley Developments (TVD) says it is expecting another busy year – with news of upcoming projects – as it nears full completion of its latest scheme at Brierfield for owner West Lancashire Borough Council.

Handover of seven of the new council houses at Brierfield in Skelmersdale happened earlier this week, ahead of schedule, meaning some residents will be in their new homes for Christmas.

TVD managing director, Mark Kitts, confirmed that the remaining 10 new homes on Brierfield will complete in the next few weeks and that two further schemes are expected to complete by quarter three of 2022 – a 27-home development at Northfield in Skelmersdale and a 10-home project in Westhead, near Ormskirk.

Delivery of the schemes at Westhead and Northfield would mark the completion of its Phase 1 commitment to deliver 81 new council houses for residents in West Lancs.

Mr Kitts said: “We have delivered circa £7m of new housing stock for our shareholder in 2021 and expect a further circa £7m in the coming year.

“Great credit is due to our main primary contractor, Whitfield & Brown and to our wider professional team including John McAll Architects, Shape Engineers and Savills, as well as new team members from ARP and Ecogee. Our foot remains firmly on the gas as far as new activity is concerned.”

Some sites are already secured for Phase 2 of TVD’s business plan which will see the delivery of a further 100+ new homes, including the company’s first open market sale site.

Mr Kitts also confirmed negotiations are ongoing for the acquisition of a further two sites for Phase 3, amongst a growing pipeline of “interesting” opportunities. .

“Our business plan has identified open market sale as a key opportunity to generate a surplus for return to our shareholder to invest in its public service priorities. We are close to securing our first site and look forward to confirming it in due course.”

He added: “It’s a nice milestone to see on the horizon but we can’t stop there. Population growth and demographic change means that housing needs are shifting and we stand ready to support our shareholder’s ambitions to ensure a high quality, diverse and fit-for-needs housing stock in West Lancs.”
