First phase of 18-acre development scheme complete

The first phase at EAST, an 18-acre strategic development site in Preston being delivered in joint venture by developer’s HBD and Barnfield Developments, has concluded.

All five speculative units totalling 70,000 sq ft have been let within three months of practical completion.

The new occupiers include Centaur Technologies, which will move into a new 20,000 sq. ft. unit, and independent wholesaler, Universal Product Solutions.

Dan Lawrenson, Development Surveyor at HBD, said: “It’s great to see the first phase of EAST now complete, with all five units let within three months of PC. We are also now under offer on the remainder of the site and are hoping to receive planning permission imminently.”

Tracy Clavell-Bate, Head of Development and Acquisitions at the Barnfield Group, said: “There remains a significant shortage of industrial and logistics stock across the region, so we have seen very strong interest in EAST – particularly given its location close to key networks.”

HBD has offices in Leeds, Sheffield, Manchester, Birmingham, London, Bristol and Glasgow and is working with a development pipeline of more than £1.6bn.

Its diverse, UK-wide portfolio includes big-brand retail, office space and logistics, through to residential innovation and award-winning heritage projects.

It has a strong track record in the delivery of strategic development schemes, with several currently under way across the country, including Markham Vale, its flagship scheme in Derbyshire, and the International Advanced Manufacturing Park in Sunderland, a vast 370-acre scheme designated nationally significant by the Secretary of State.

Barnfield Group are contractors, developers and investors working with public and private sector partners and clients for more than 40 years.

Headquartered in Nelson, Lancashire, the £80m turnover property group is delivering a diverse range of schemes on more than 30 live sites nationwide.
