Work begins on Trade City scheme offering nine new units by next summer

Work on a 4.8-acre site one mile north of Manchester city centre has begun with Kier Property creating a 93,000 sq ft scheme.

Comprising nine units ranging from 3,800 sq ft to 23,600 sq ft, the development is Kier’s first Trade City scheme which forms part of the established Cheetham Hill Industrial area, close to Cheetham Retail Park and Manchester Fort Shopping Park.

Kier Property, in partnership with Investec, purchased the site in February 2022.

As well as delivering high specification and flexible units to meet occupier requirements, Kier has also designed the development to achieve high sustainability credentials including BREEAM excellent and Energy Performance Certificate – A.

Triton Construction has been appointed by the partnership to build the scheme and the units will be available in early summer 2024.

Colliers and CBRE have been appointed as joint letting agents on the scheme.

Leigh Thomas, Kier Property’s managing director, said: “It’s great to be starting on site with our first Trade City development in Manchester with units set to be ready from around summer-time next year.

“We have received a lot of interest in the units, and we have a significant pre-let under offer to a market-leading occupier and progressing discussions with a number of other potential tenants.”

John Sullivan, head of Colliers’ Manchester industrial and logistics, said: “Trade City Manchester will provide much needed Grade A industrial and trade space – it offers high-performing energy efficient buildings. These new units will come online within 12 months for occupiers in the market to relocate or establish new premises near to Manchester city centre.”
