Consultation begins on 204-home Salford development

CGI of Upper Wharf Street plans

Public consultation has been launched on proposals to build 204 high quality new homes at Upper Wharf Street in Salford.

The plans are being brought forward by London-based H2O Urban – a specialist waterside development company owned by the Canal & River Trust and bloc.

Currently a surface car park, the site is located in between Upper Wharf Street, Oldfield Road and the railway. The line of the former Manchester, Bolton and Bury Canal runs through the site.

The proposal has been developed in response to Salford City Council’s Crescent Development Framework, which earmarked the site for high density residential development. It seeks to contribute to the framework’s goal of establishing the Crescent area as a successful and vibrant new district in Salford.

The development would make a significant contribution towards meeting the demand for new high quality housing in the area, with 204 homes for rent planned across two buildings of seven and 11 storeys. The new homes would be delivered in a mix of one-bedroom and two-bedroom apartments and would be supported by a range of residential amenities, offering a modern and vibrant living environment.

Inspired by the area’s industrial heritage, the design – by Manchester-based architectural practice AHR – sees red brick used as the principal material across both buildings to ensure that the area’s distinctive character is preserved.

The proposals also seek to contribute to the Crescent Development Framework’s ambition to create a publicly accessible linear park along the line of the former Manchester, Bolton and Bury Canal, and to eventually open up and restore the historic canal once funding becomes available.

Designed by Planit-IE, the section of the linear park brought forward as part of this development would include gardens, tree-lined pathways and new shrub and wildflower planting. Attention will also be given to creating inviting communal spaces and amenities, such as seated areas, recreational facilities and natural play elements for children, helping to foster a sense of community and promote social interaction between residents.

Nick Legget, on behalf of H2O Urban, said: “We’re excited to unveil our proposals for a high quality residential development which will make a significant contribution to the delivery of new homes in a highly sustainable location. Salford is a destination going from strength to strength.”

Detailed information on the Upper Wharf Street proposals is provided on a dedicated consultation website – www.upperwharfstreet.co.uk – where feedback on the plans can be submitted until August 16, 2023.

In addition to AHR and Planit-IE, other members of the professional team include CBRE (planning) and Chroma Consulting (project management).
