Property briefs: 24 Lever St, Solitaire, Globe, Amerdale

MANCHESTER design agency Music has taken 3,800 sq ft at 24 Lever Street in the city.

Music was set up in 2007 by David Simpson, Matthew Beardsell and Anthony Smith and has worked for The British Fashion Council, Chester Zoo, Manchester City, Nokia and The Brit Awards.

The Grade II listed building, already home to digital agency The Neighbourhood, has been refurbished after suffering fire damage in 2007.

Matthew Beardsell, partner at Music, said: “When looking for a new office we knew it had to be in the Northern Quarter, and 24 Lever Street offered a unique and inspiring environment to work in, as well as impressive communications infrastructure.”

The Sheila Bird Group has been appointed to design the creative space. The letting was handled by Edwards & Co.

Senior surveyor Richard Dinsdale said: “The current occupiers are a community of like-minded people, so we wanted a tenant that would embrace this culture and Music’s ethos and values make them the perfect fit. We are confident that they will continue to thrive in their new offices.”

THE former premises of Liverpool fashion store Solitaire have been put on the market for £495,000.

The 7,172 sq ft three-storey shop on Williamson Street, is also available to let.

It is being marketed by Sanderson Weatherall on behalf of the liquidators of Solitaire (Liverpool).

Neighbouring retailers include H&M, Marks & Spencer, Boots and Slater Menswear. The Met Quarter and Liverpool One shopping centres are nearby.

GLOBE Interiors, the fit out and refurbishment arm of Warrington contractor Globe Construction, has won the £1.2m contract to refurbish HIMOR’s Clarence House in Manchester.

The five-storey property, on Clarence Street near Albert Square, will have new mechanical and electrical systems, ceilings and carpets and decoration throughout. The lifts will also be refurbished.

Ian Threadgold, a director at Globe Interiors, said: “Clarence House is a beautiful Victorian building in the heart of Manchester city centre and we are very pleased to have been chosen by HIMOR to refurbish the property ready for new tenants to take occupation later this year.

“With a lack of new office developments in the city, we are seeing far more projects where refurbishment is being used to bring second hand stock up to date before releasing back onto the market, and for those looking for a unique, characterful property Clarence House could prove to be the perfect business location.”

HIMOR acquired the building for £2.8m from a private investor in February.

INDUSTRIAL specialist Amerdale has refurbished its 137,413 sq ft warehouse distribution facility at Winsford Industrial Estate.

CBRE and Lamont have been appointed to let the property which also includes a four-acre secure yard.

Paul Cook, director of industrial at CBRE, said: “This is the only major refurbishment of any facility of this size in the North West. Amerdale has invested a substantial amount to ensure that the space is absolutely first class.

“It is available for immediate occupation so we expect to see a lot of interest in the space, particularly given its location close to major motorway connections.”
 
He added: “New industrial space is extremely scarce in the North West – it makes up just 9% of availability in the region – so property that has undergone refurbishment as extensive as this will be very well received by the market.”
