Property briefs: JW Lees buys in Wales; Peel’s flexible offices; Oakland House

MANCHESTER brewer JW Lees has extended its North Wales pub portfolio with the acquisition of the Old Station Hotel in Llandudno.

According to the agent Colliers International it paid close to the guide price of £500,000.

JW Lees has around 30 managed pubs and lets a further 142 tied pubs to self-employed tenants. It has taken on the Old Station Hotel as a going concern.

Colliers was instructed to sell the three-storey pub on Conway Road by previous operator Spirit Group.

Colin Siebert, director in the licensed and leisure team at Colliers, said: “This is the latest in a series of pub sales we’ve achieved in North Wales in 2013 and although the market remains tough, we are still attracting buyers for the right product at the right price.”

LASALLE Investment Management has completed a refurbishment of the reception and vacant office accommodation at Oakland House on Talbot Road, Old Trafford.
                
Oakland House has flexible office space ranging from 5,000 to 60,000 sq ft over seven floors.

The building includes an on-site café, refurbished reception and common areas. It also incorporates remodelled, open-plan office accommodation on the 13th floor with panoramic views of Manchester.

Paul Kelly partner at agent Knight Frank said: “The interior and final finish of these new offices is particularly impressive. Each floor is around 10,000 sq ft, so there is plenty of scope for flexibility to meet the needs of different organisations. The property offers a superior office environment, extensive car parking and a very accessible location, so will be attractive to a wide range of companies.”

PEEL Group has launched its first flexible offices in Liverpool.

It has rebranded the ground floor of No 12 Princes Dock as The Quay which has office suites ranging from 100 sq ft to 470 sq ft.

Peel is offering short-term flexible contracts, all inclusive monthly rental, furnished and unfurnished options. There is also a shared kitchen, meeting rooms and a free parking space with each office.

It says it is meeting demand for flexible space which has already been launched in the city by the likes of landlord Downing.

Ian Pollitt, development investment surveyor at Peel, said: “There is currently a growing need for flexible office space which new and small businesses can take without being tied into long contracts. The Quay is the next generation of our offices and plugs this gap perfectly – we are already seeing a lot of interest in the suites.”
