Property briefs: Boulton House; India Buildings; Livingcity

AGENTS have agreed three lettings at Boulton House in Manchester.

Charitable organisation The Shaw Trust has taken two suites totalling 2,061 sq ft having agreed a five-year lease.  

Two training companies that are already based at the Chorlton Street building have extended their leases. JHP has agreed a new five-year lease for 1,983 sq ft and Inspire to Independence has expanded to take 5,200 sq ft.

CBRE and Jones Lang LaSalle handled the deals on behalf of landlord F&C Reit, achieving a rents of £12.50/sq ft.

Michelle Rothwell of CBRE said: “We are seeing an increase in demand for good quality sub-5,000 sq ft suites, which is a very positive sign for the market as smaller and new startup companies are clearly becoming increasingly confident in the changing economy. Boulton House is well positioned to accommodate these requirements with a range of refurbished suites available from 900 sq ft to full floors of 9,000 sq ft.”

LANDLORD Green Property is promoting what it claims to be the largest single office floor plate in Liverpool – the 35,000 sq ft fifth floor at India Buildings.

Dublin-based Green Property, which bought the landmark building in 2009, has spent £2m this year refurbishing the fifth and second floors.

Director Mike Tapp said: “We are returning India Buildings to the most prestigious address in Liverpool and are pleased to officially launch what we believe is the most desirable office accommodation. Nowhere else in the city is there the same mix of modern quality accommodation within such a striking and historic building.”

India Buildings was built between 1924 and 1932 as the headquarters for Alfred Holt’s Blue Funnel Line and was designed by art deco pioneer Herbert Rowse. CBRE and Jones Lang LaSalle are joint letting agents for the building.
