Property glitterati set to check out £3m refurb of Grade II-listed offices

MANCHESTER’S property glitterati areset to check out the £3m refurbishment of the Grade II-listed 196 Deansgate in the heart of the city centre.

Commercial Estates Group has announced the completion of the refurbishment of the building and will show off the project at an official launch this evening (Wednesday October 5) with more than 100 guests from the property sector due to attend.

Situated at the junction of Deansgate and Quay Street, 196 Deansgate provides approximately 48,000 q ft high quality office space over five upper floors with 17,784 sq ft retail space on the ground floor.

Current office occupiers in the building includ McCann Manchester, Proteintech Europe, Adimus Investment and Citypress.

Greg Lacey, investment manager at CEG, said: “The former Royal London Insurance building has been transformed into an exceptional office space. We’ve taken care to retain and enhance many of the architectural features, which has proved to be an added attraction for businesses looking for a city centre location with a difference.”

Conrad O’Neill of Canning O’Neill, joint agents for the scheme with WHR Property Consultants, said: “The building has been very well received by businesses who have viewed the scheme and there is already strong interest in the available space.

“The city centre’s occupational office market remains strong with a relative lack of good quality office accommodation particularly with the character offered by 196 Deansgate.

“CEG has successfully blended the building’s original architectural features with a modern specification and we are confident the space will let quickly.”

The refurbished offices are available in suites from  about 2,000 sq ft up to single floors of 9,363sq ft, with 18,700sq ft available over first and second floors. The quoting rental is £22.50 per sq ft.
