Revised plans for residential development in Bedminster Green scheme

Developers Dandara have altered plans for the largest residential development in the ‘Bedminster Green’ regeneration scheme.

The changes involve focusing on hundreds of rental flats and decreasing the number of new homes classified as ‘affordable.’

Over 210 new documents have been submitted to City Hall, outlining the modifications for ‘Plot 5’ in the Bedminster Green area, specifically the three sides of the Green next to the Windmill Hill railway bridge.

Bristol City Council owns most of the land in Plot 5 and selected Dandara as its development partner for Bedminster Green around four years ago.

Dandara’s new plans involve changes in the type of homes to be built. The original proposal included 339 new homes for sale, including townhouses and flats, with 101 classified as ‘affordable.’

The revised plan now suggests 330 new ‘build to rent’ homes, with only 66 being ‘affordable.’

This marks a reduction from the council’s policy of ensuring 30% affordability to the minimum 20% allowed since 2017 to expedite home construction.

Out of the 330 new homes proposed, nearly half (159) would be one-bedroom, 135 would be two-bedroom, and only 36 would be three-bedroom.

Dandara submitted its initial planning application for Plot 5 over two years ago in 2021. Since then, the developer has been actively constructing at Little Paradise, one of the five developments which form Bedminster Green.

Meanwhile, the neighbouring developer, Watkin Jones, is making progress in completing accommodation for 819 students at Dalby Avenue.
