Council owned developer granted permission to build 130 homes

Plans have been approved for 130 new homes in Bristol to be built by council-owned housing company Goram Homes.

The new development in Hengrove will transform a former-school site, which has been empty for over a decade, into a new community.

Half of the homes will be council-owned, including social rent and shared ownership, whilst the other half will be sold on the open market.

The development will be a mix of one and two-bedroom apartments, and two, three and four-bedroom houses, and will encourage a sustainable, energy efficient way of living. The homes will feature solar panels and air source heat pumps, alongside electric car charging points.

Goram Homes is also working on developing its plans for phase two of the site, a 70-home extra care facility. This kind of housing is for older people with care and support needs who want to be active and independent.

Christiana Makariou, development director of Goram Homes, said: “We’re really excited about plans for this site. The high-quality, eco-focused homes will be surrounded by beautiful landscaping, lots of open space, and park areas that can be enjoyed by the whole community. Our plans to develop an extra care facility on the site will hopefully create a thriving inter-generational neighbourhood here too.”

Goram Homes was set up to transform council owned land into new homes, with the high levels of council housing and social rented homes needed to tackle the city’s housing challenges.

Tom Renhard, Bristol’s cabinet member for Housing Delivery and Homelessness said: “This is another great example of our council-owned housing company maximising the number of much-needed new council homes on this site to create a mixed and thriving new neighbourhood. These 65 new homes for social rent and shared ownership will add to the 12,534 new homes built in Bristol since 2016.”

Outline planning consent was granted in December 2022 and the design team worked with the community on the detailed plans that have now been approved.

Goram Homes will work with Vistry Group to build the homes. The two companies are already working together at One Lockleaze and look forward to building on their partnership.
