Developers form joint venture for Bristol scheme

Vistry Group and Goram Homes, Bristol City Council’s housing company, have formed their third joint venture partnership to deliver 130 new homes in Hengrove, south Bristol.

The brownfield site on New Fosseway Road in Hengrove, previously home to a former school demolished over 10 years ago, benefits from detailed planning consent secured in March 2024. Work is expected to start on site imminently and half of the homes at The Fosseway will be council-owned affordable housing for social rent and shared ownership.

Each home will feature solar panels and air source heat pumps, alongside electric car charging points and a new cycling link will be created from Petherton Road to New Fosseway Road. Vistry will sell the open market homes under its Countryside Homes brand.

The site builds further on Vistry and Goram Homes’ already established partnership and the two businesses are now expected to deliver 538 homes across Bristol.

Vistry is currently the preferred bidder for Goram’s Hengrove Park development, which will deliver a further 1,400 homes, commercial uses, an energy centre, sports facilities and new enhanced public park.

Together, we are delivering a high volume of mixed-tenure, affordable homes, whilst also breathing new life into brownfield sites and creating vibrant new neighbourhoods.”

Stephen Baker, managing director of Goram Homes said: “We face an increasing demand for housing in Bristol, and The Fosseway is a prime example of how we’re repurposing disused land into much-needed new homes.

“Goram Homes and Vistry are building 538 new homes, 281 of which will be council-owned affordable housing, for social rent and shared ownership “We’ve already celebrated completing our first homes at One Lockleaze, we’ve started building at Dovercourt Road, and we’re excited to begin work on our third site together.”
