Workspace provider signs for 23,000 sq ft in Bath city centre

Flexible workspace operator Runway East (RWE) has signed for around 23,000 sq ft of new workspace in Kings Court, Bath, in a 20-year partnership with clients of Abrdn.
The Grade II listed building on Parsonage Lane sits within the heart of the city centre.
The new site at Bath represents Runway East’s third hub in the South West.
In a second with partner Abrdn (the other being their 45,000 sq ft joint venture, Runway East Bloomsbury), this also cements its track record of working with landlords on multiple sites.
Abrdn joins L&G, GPE, Peer Group and Soho Estates in being landlords who have opened second sites with the flexible operator. In neighbouring Bristol, Runway East is the largest operator of flexible workspace, and they hope for this trend to continue across the South West.
“It seems we’re collecting all the cities beginning with B! Bath joins Brighton, Birmingham and Bristol in addition to our sites in London,” said Natasha Guerra, CEO of Runway East.
“Bath is internationally known for its UNESCO World Heritage status, it is regularly featured as one of the best places to live, work and visit – so we are thrilled to offer our services here! We’re also thrilled Abrdn have chosen us to partner with them on a second site – we pride ourselves on delivering for our landlords. The Council have an ambitious ‘Renewal 2030’ vision, which includes facilitating and supporting SME’s to create a fairer, greener, creative and connected region. We’re delighted to do our bit, by creating workplaces that facilitate productivity and places people want to work.”
Peter Tomley, deputy fund manager from Abrdn, added: “We’re really pleased to welcome Runway East to King’s Court, Bath. With a business model to create the best possible environment for startups and scaleups, as well as established businesses looking for more flexible office solutions, their product is a great addition to the city, playing both to the region’s growth agenda whilst also providing the fund with long term, durable income.”
The site will be phased in its opening, with doors opening in spring 2025.
“Runway East was selected as the preferred partner by Abrdn given their knowledge of the South West market and the fantastic product and service they provide” says Will Kinnear, founder of HEWN who advised Abrdn.
“They are a great addition to the Bath market, their in-demand product is attune with the ambitions of the local council and the economy it wants to create and foster.”
Runway East is a B-Corp certified flexible workspace provider, which has been operational since 2014. Led by Guerra, it has now grown to 13 spaces, across London, Birmingham, Brighton and Bristol. Businesses using their space include Deliveroo, Dojo, and Grind, among other household names.
