New occupiers for prominent Bournemouth office building

A prominent office building in Bournemouth’s prime business district has two new occupiers.
Stonewater, one of the largest social housing providers in the UK, has leased 2,917 sq ft on the sixth floor at Melbury House, 1-3 Oxford Road, Lansdowne.
Laser eye surgery clinic Optical Express signed 2,394 sq ft on the ground floor.
They join two other companies at glass-fronted Melbury House – Holt Recruitment with 4,532 sq ft on the fourth floor and Usay Compare, a comparison service for health insurance, at a replica sized office on the fifth floor.
On the behalf of the private landlord, property consultancy Vail Williams is the marketing agency for the building, alongside joint agent CBRE, which has been redecorated from top to bottom.
Bryony Thompson, a Bournemouth-based partner at Vail Williams, said: “Occupier demand remains high in Bournemouth as businesses continue to attract their people back to the workplace.
“Office demand is mostly from businesses already established here which either have a lease event or are looking to relocate to a higher standard of office space.
“Melbury House, with a good, energy-efficient property EPC rating of B30, is filling up, with only three offices available to lease, each 4,532 sq ft and on the first, second and third floors.”
Quoting rent is £18.50 sq ft.
The building, a short walk to Bournemouth mainline railway station and bus station, has six floors and a ground-floor reception, air conditioning, raised floors, suspended ceilings, two passenger lifts and allocated car parking.
Other companies occupying the Lansdowne area include law firms Lester Aldridge and Trethowans, Handelsbanken, Regus, McCarthy & Stone, 4Com, AXA, Lloyds Bank and Hays Recruitment.
