Commercial development scheme welcomes four new tenants

Bedrock Park

A quartet of lettings has taken place at a new commercial property development scheme in Dorset which officially opens this month.

Leases have been signed by major UK brands on four units at Bedrock Park at Ferndown Industrial Estate in Wimborne.

Bedrock Park, developed by Northwood Urban Logistics, comprises 26 trade counter, industrial and warehouse units, all available leasehold.

A consumer goods distributor moves into unit 13, a warehouse with first-floor offices, and a provider of energy efficient products is at unit 16, a similar building and both totalling 33,244 sq ft.

Two of the 12 trade counters are also leased; Unit 5 is Careco, a nationwide mobility aids supplier, and unit 4 is a Ducati Bournemouth store for the iconic motorcycle brand Ducati UK in collaboration with Breeze Motor Group.

Practical completion of Bedrock Park took place last month, with the shell units being fitted out this month to the occupiers’ specifications.

Bryony Solan, a surveyor and associate at property consultancy Vail Williams, said: “With the quartet of lettings by major UK business brands, Bedrock Park has even more cause to celebrate the scheme’s official opening this Thursday. There is an open day for local and regional businesses from 10.30am to 3pm, with property agents having a guided tour of the scheme earlier in the day.

“Guests will be shown the latest environmentally friendly, market-leading technologies designed to address the increasing level of demand from occupiers who are seeking high-quality, sustainable accommodation for their businesses.

“Occupiers are increasingly looking to reduce occupancy costs whilst reducing their own carbon footprints through EPC ratings of A and B; Bedrock Park is designed and constructed to BREEAM Very Good.”

Bryony added: “Bedrock Park is well located to service the Bournemouth, Christchurch and Poole conurbation, which the Office for National Statistics reports as having a population of 400,300 in the Census 2021.

“Bedrock Park, adjacent the A31, provides convenient access to the West Country and, via the east-bound A31, to the UK motorway network via the M27 (Portsmouth and Southampton) and M3 (Winchester and London).”

Units 1 to 11a comprise trade counters and light industrial/warehouse units from 2,688 sq ft to 4,734 sq ft with 6.5m clear internal height; the first five are finished to a shell specification and the remainder fitted with first floor offices.

Units 18 to 26 are light industrial/warehouse units, from 2,886 sq ft to 6,260 sq ft, with 8.4m clear internal height. They are finished to a shell specification so occupiers can fit out to their own needs and include first floors for storage or can be fitted out as an office.

Units 13 and 17 are warehouse/logistics units, from 14,980 sq ft to 33,735sq ft, with 8.4m clear internal height, fitted first floor offices and PV panels.

Units 13 and 16, totalling 33,244 sq ft, have been let.

Bedrock Park itself totals 188,271 sq ft.

Green technologies include low air permeability design, electric vehicle charging points, photovoltaic panels on units 13-17 and 21, high-performance insulated cladding and roof materials, increased natural lighting in warehousing and secure cycle parking.

Located on a premier industrial location in the Bournemouth, Poole and Christchurch conurbation, all the units, which come with electric loading doors, are available leasehold.
