High demand sees small business units snapped up

Two “highly sought after” small business units in Bromsgrove have been snapped up as agents handing the deal say the shortage of smaller office and industrial units in the town continues to place upward pressure on prices.

Acting on behalf of a private landlord and a developer, Charlie Green, commercial negotiator at GJS Dillon, sold Ayrton House on Buntsford Park, a 1,120 sq ft two storey office building with car parking, and let Unit 2 Maguire Court on Saxon Business Park, a new 2,500 sq ft warehouse premises.

Show Up acquired Ayrton House, at a quoting price of £175,000, while healthcare equipment supplier Murray’s Medical UK took a new lease on 2 Maguire Court, at a guide rental of £16,500 a year.

Green said: “We are working closely with Worcestershire LEP, Worcestershire County Council, landowners, developers and fellow property professionals to tackle the issue of the shortage of small and medium sized office suites and industrial units in Bromsgrove and across the county.  The lack of stock is pushing up prices, as small occupiers look for space to start or to expand their businesses.

“Vacancy rates for small office and industrial units in Bromsgrove remain low at around 2%, yet the town continues to be highly sought after as a business base, for its excellent communications, flexible workforce and lifestyle.”
