Custard Factory owners unveil 3.8m sq ft plan for Digbeth

Outline plans for a 3.8m sq ft redevelopment scheme in Digbeth have been put forward to Birmingham City Council.

An Environmental Impact Assessement Scoping Report has been submitted to the Council which outlines a 15-year plan to design a residential and commercial mixed-use scheme on the 18.9 ha site in Digbeth, which stretches from the north of High Street Deritend, to the east of Milk Street and Barn Street, to the south of Digbeth Branch Canal and to the west of Liverpool Street and Adderley Street.

Oval Real Estate is the developer behind the proposed scheme which will include shops and retail
outlets, professional services, food and drink outlets, new and retained/refurbished offices a hotel and residential and leisure space.

The report, submitted by Turley, says: “Planning consent will be sought for the maximum quantum of development with matters reserved for subsequent approval by Birmingham City Council. This will enable development to be brought forward within an overarching ‘framework’.

“There are a number of planning applications that may be submitted to BCC prior to the hybrid planning application. These are smaller projects on individual plots and are associated with the activation of existing buildings. Some of these projects will remain as part of the proposed scheme in the long-term and others will be superseded by the proposed scheme in the medium-term.

“Whilst the smaller projects will be considered and assessed (as required) in their own right at the time of each application, the EIA required for the single hybrid planning application will also assess the early advanced development which will remain part of the proposed scheme. This ensures the proposed scheme is fully assessed.”

It is thought the entire scheme would be developed out until 2035. Turley hopes to receives planning consent for the scheme next year, with work on site starting in 2020/21.
