100,000+ sq ft unit brought to market in Telford

Halesfield 6

Property consultancy Lambert Smith Hampton has been appointed to let a large industrial complex in Telford.

Halesfield 6 comprises a 124,307 sq ft warehouse, while a detached two-storey office building provides a further 12,190 sq ft. Together, they sit on a 5.9-acre site just outside the centre of the Shropshire town.

LSH has been appointed by the existing tenant to assign or sub-let the space.

Matt Tilt, director of industrial agency, LSH Birmingham, said: “It’s a rare opportunity for an occupier to take an existing building of this size in Telford as the majority are looking to new-build schemes such as Telford54 and Hortonwood West to satisfy their requirements.

“This is a well-located industrial unit and we anticipate that this will be of interest to local businesses seeking to expand and would-be occupiers looking to relocate to the Midlands.”

The detached industrial building is a steel portal frame construction over three bays with eaves heights ranging from 4m to 7.6m, one level access door and six dock level doors are provided. It also includes offices, stores, canteen, plant rooms and ancillary rooms.

The detached two-storey headquarters office building with car parking comprises a reception atrium, partitioned rooms and larger open plan administration offices.
