City centre office to be sold less than a year after £2m sale

Offices in the heart of Birmingham’s Colmore Business District are to be marketed after undergoing a major refurbishment.
Commercial property consultancy Lambert Smith Hampton has been appointed to market available office space at 126 Colmore Row, which was sold in a deal last October for in excess of £2m.
The city centre office and restaurant investment was acquired by a private local property company.
Occupying a prime pitch on Colmore Row at its junction with Victoria Square, the circa 10,000 sq ft period building comprises eight self-contained office suites over the first to fifth floors.
The building is available following a full refurbishment project following the acquisition on behalf of Cornvalley by its capital markets team.
In line with local demand, office suites of between 400 and 1,100 sq ft have been made available, with the fifth-floor suite looking out over Victoria Square.
The common areas have also been sympathetically refurbished to create a boutique hotel feel to the building with an impressive staircase and bespoke light feature in the reception.
Charlotte Fullard, senior surveyor in the office agency team at LSH in Birmingham, said: “This refurbishment has seen all departments within LSH come together to achieve remarkable results, producing offices which are likely to prove to be very popular given their quality and location. We have already seen strong interest in the suites and hope to secure new tenants very soon.”
