Public consultation starts on greenbelt housing development and major employment site

A six-week public consultation on the Langley Sustainable Urban Extension (SUE) and Peddimore Employment development in Sutton Coldfield starts today.

Both sites were identified for development in the Birmingham Development Plan in 2017, and are key parts of the city’s growth strategy.

The publication of the draft Supplementary Planning Documents (SPDs) is the next stage in bringing the sites forward, with the documents setting out the overall vision for the schemes.

Birmingham City Council is asking for people’s views on the content of the SPDs so that they can then be used to determine future planning applications on the sites.

Langley SUE is earmarked for around 6,000 homes, which will be supported by three primary schools, a secondary school, health services, major green corridors, sports provision, and shopping and other facilities.

With 71 hectares of land at Peddimore, the council said the site has the potential to secure major national and international business interest in the city, with a focus on advanced manufacturing and industrial uses.

Both sites will be supported by investment in transport networks, with walking and cycling routes, integrated Sprint services and bus provision, and improvements to the roads to accommodate the developments, with two new junctions onto the A38.

It is an unparalleled opportunity to not only deliver homes, but to establish a new community and set a national benchmark for development at this scale. It is the chance to create a new place for people delivering an exemplary residential development for future generations.”

“Peddimore has the potential to be a world class employment estate where businesses choose to invest, operate and grow. It is a great opportunity to create thousands of skilled jobs within the city, including training opportunities for local people. The city wants to create a new standard for commercial developments.

“Successfully delivering major developments and infrastructure requires an agreed vision for what the places will be like, and a partnership approach with local communities, landowners, developers, and other stakeholders. The SPDs have a critical role in ensuring this happens.

“Therefore I am delighted to be launching the SPDs as another step toward delivering a legacy of new homes, job opportunities and modern infrastructure for the area. I encourage local communities to have a say on these proposals.”

Later this year, the city council’s development partner for the first phase of Peddimore, IM Properties, will be consulting locally on the detail of its proposals for the employment estate.

IM Properties is starting discussions with the local communities about Peddimore, with a planning application expected later in 2018. The consortium of developers at Langley will soon be discussing their proposals with the public, with plans expected to be submitted in 2019.

The consultation on the draft SPDs closes on Monday 22 October.
