Town centre office building on the market for £1m

A West Bromwich landmark has gone on the market with an asking price of £1m.

Commercial property agency Bond Wolfe is handling the sale of the four storey Transport House building, at 9-17 Victoria Street, which is expected to attract major interest from developers.

It is the fourth West Bromwich office block to hit the market in the last couple of years, following Bond Wolfe’s success with the £2.1m sale of Metro Court to a private investor last year – for conversion from offices into apartments – and the sales of Society House and Parham House in 2017.

And Bond Wolfe has raised the possibility that Transport House too could be transformed into homes, if planning permission can be secured from Sandwell Council.

The town centre office building, which includes 35 car parking spaces to the rear, is being sold with full vacant possession, clearing the way for possible redevelopment.

Transport House sits within the town centre’s regeneration area, which has undergone extensive development over recent years. New Square is a 143,000 sq ft retail and leisure scheme, anchored by Tesco. The Western Gateway scheme at Carters Green provides a range of residential, commercial and community while Barratt Homes, along with Sandwell Council is developing 450 homes at the Lyng.

James Mattin, managing partner at West Bromwich-based Bond Wolfe, said: “We are delighted to be selling another prime West Bromwich town centre asset.

“The town has witnessed huge inward investment over the last few years and early signs suggest that competition will be fierce for Transport House, both from developers and investors alike. The building sits just off the High Street and within an easy walk of the Metro line, bus station and all town centre amenities.”

The building extends to 15,121 sq ft, with more than 4,000 sq ft across each of the top three floors, a 1,894 sq ft ground floor and a 985 sq ft basement.

Bond Wolfe is acting jointly as agents with Keningtons.
