Black Country industrial opportunity given £1.5m price tag

A Black Country industrial site has been placed on the market with a £1.5m price-tag.

Joint agents Harris Lamb and TDB Real Estate anticipate a speedy sale as investors and potential occupiers look to capitalise on the shortage of industrial premises within the region.

Located at Sams Lane, West Bromwich, the site houses two industrial units with a combined floorspace of 21,000 sq ft, set in an acre of land.

Tom Morley, who is handling the sale, said: “The demand for modern warehouse premises within the West Midlands remains high, and an opportunity of this size, and in this location, is going to attract a lot of interest.

“This is a secure gated site enclosing a detached 5,000 sq ft unit with 5.78m eaves height and a 16,100 modern detached warehouse with 7.19m eaves height, both of which include two-storey office accommodation and two level access loading doors.

“The buildings are set in 1.01 acres, with the low site coverage leaving more than half of that space free for yard and car parking use. In addition, there are three weighbridges on site, and seven car parking spaces to the front of the unit, ” he said.

“Opportunities within the Black Country, both to let or to purchase, are scarce, and we anticipate a swift response from potential buyers keen to secure the site while appetite for industrial stock within the region remains strong.”
