Developer’s largest-ever speculative unit reaches completion

St. Modwen has delivered a 321,000 sq ft warehouse unit in Tamworth in what it said was a “key milestone” in its industrial and logistics growth plans.

Known as T321, the unit is the largest speculative build in St. Modwen’s history and is part of a wider 35-acre prime industrial and logistics site known as St. Modwen Park Tamworth.

The space is available for immediate occupation and follows the recent completion of three speculative warehouse units at the flagship development, ranging from 12,000-49,000 sq ft, the first of which was pre-let to SM UK Ltd in November 2019.

With further phases planned, the entire development could create up to 1,700 jobs in the area once complete.

The developer identified and brought forward this plot of strategic land in response to the lack of supply of ‘big box’ industrial units in the immediate area.

Gregg Titley, development director at St. Modwen Industrial & Logistics, said: “2019 was a landmark year for St. Modwen with the creation of our dedicated Industrial & Logistics business unit. The completion of T321 was therefore key in driving forward our growth plans. Now that the unit has been delivered, we can look forward to welcoming a leading occupier who is ready to take advantage of the site’s wide range of additional benefits.”

Joint agents for the site, Katie Monks, associate director at Savills and Sam Robinson, associate director at Colliers, said: “This is a highly desirable site right at the heart of the Midlands logistics network with unparalleled motorway access and market-leading design and specification. It’s clear that the end-occupier has been in St. Modwen’s mind throughout every stage of the build, meaning St. Modwen Park Tamworth seriously stands out from the crowd.”
