Historic country pub comes to market with £850,000 price tag

A historic country pub in Kingstone near Uttoxeter has been put on the market.

Its proprietors, Adam and Tracey Rees, have instructed the national business transfer specialist Blacks Business Brokers to find a new owner for the Blythe Inn with an asking price of £850,000 for the freehold.

The Blythe Inn, which dates back to the 17th Century, was closed and in a state of disrepair when Mr and Mrs Rees originally acquired it in 2013.

Before reopening it as a free house they renovated it throughout, bringing the cellar up to modern standards and installing a full commercial kitchen.

The Blythe Inn, which has seating inside for 100 customers divided between its restaurant and public bar, is set in 2.5 acres of land.

This includes a large car park and beer garden, a marquee and a touring caravan site.

The venue is licensed for the celebration of weddings, many of which take place in a bandstand located to the side of the inn.

Chelsea Melnyk, sales negotiator at Blacks Business Brokers, said: “It’s hard to think of a business that is better-placed to succeed as we come out of the pandemic than the Blythe Inn. Its giant beer garden and 100-capacity all-weather marquee mean it can hit the ground running as outdoor hospitality reopens, and the fact it is a licensed wedding venue puts it in a great position to make the most of the pent-up demand that has been building since last March.

“The current tenant has spent the most recent lockdown redecorating the premises and fitting new flooring, so everything is ready internally for when indoor hospitality reopens later in the spring. This is a fantastic opportunity either for an investor or for a new owner-operator who wants to develop the business to its full potential.”
