Demand is growing at Birmingham’s new Urban Express Park development, with just 13 commercial units now remaining

Joint marketing agents Gerald Eve and Darby Keye Property are pleased to have agreed lettings on five of the 18 modern eco-friendly units at Urban Express Park – a new 95,682 square feet (8,889 square metre) warehouse / industrial scheme in the Aston area of Birmingham, acquired by developer Northwood Urban Logistics. The planned completion date for the scheme is March 2022.

Early occupiers at Birmingham’s Urban Express Park’s will include a major engineering trade counter, a refrigeration specialist and a medical services provider, taking Units 3, 12, 16, 17 and 18, covering a total area of 31,964 sq ft (2,970 sq m). They will be joining a number of well-known national brands nearby, including Howdens, Rexel, Royal Mail, Salts Healthcare, DHL and Toolstation.

Just 13 units at Urban Express Park are now remaining, offering a total area of 63,718 sq ft (5,920 sq m); from the smallest – Unit 6 – with a total area 3,370 sq ft (313 sqm), to the largest – Unit 14 – offering 10,160 sq ft (944 sq m). The largest space comprises Units 8-11, offering a combined total area of 18,187 sq ft (1,690 sq m).

Urban Express Park is ideally situated to serve the city centre and Greater Birmingham area. As well as being only two miles outside Birmingham city centre, it is only a five-minute walk from Aston rail station and just 11 miles from Birmingham Airport. Birmingham Wholesale Market, one of the largest integrated wholesale markets in Europe, is also only five minutes away.

The site is strategically located adjacent to Junction 6 of the M6, providing easy access into and out of Birmingham, and is just nine miles from the M42 and 21 miles from the M40, as well as only 35 miles from the M1.

Significantly, Urban Express Park is located outside the Birmingham Clean Air Zone (‘CAZ’), meaning that its occupiers will attract lower additional transport costs – associated with the CAZ charges of £50 per day per HGV – compared to those companies situated within the CAZ.

Chris Keye, Director at Darby Keye Property, said:

“With the construction phase of Urban Express Park approaching the latter stage of the build, interested parties are now able to gain a strong glimpse of the newly developed warehouse scheme that awaits. The supply of modern ‘high spec’ units across the greater Birmingham area is incredibly limited and we are experiencing significant demand for accommodation at Urban Express Park. A large number of the units under construction are already ‘under offer’ and we anticipate further momentum as the buildings near practical completion.”

Urban Express Park employs the latest environmentally-friendly technologies to reduce the costs of occupation. ‘Green’ initiatives include: low air permeability design; photovoltaic panels on Units 2, 3 and 4; electric vehicle charging points; reduced CO2 emissions; 15% warehouse roof lights increasing natural lighting; high-performance insulated cladding and roof materials; secure cycle parking and excellent public transport links.

Northwood Urban Logistics acquired the multi-unit industrial scheme at Aston’s Advanced Manufacturing Hub in Birmingham from Chancerygate / Hines in late 2021, renaming it ‘Urban Express Park’.
