Interserve HQ hits the market

CBRE has won the brief to market Interserve’s former regional HQ next to Birmingham International Airport.

Ingenuity House, the 114,635 sq ft Abrdn-owned office building, was completed in 2018 and went on to secure several prestigious awards for its innovative design and construction, including a national British Council for Offices (BCO) Gold Award.

The five-storey building boasts the biggest floorplates on the M42 corridor – ranging from 26,184 sq ft – 30,813 sq ft – and is one of the most sustainable.

On site amenities include collaboration areas set around the double height reception and quadruple height atrium, café and restaurant hub, 450 car parking spaces – including 28 electric vehicle charging points – and 55 cycle spaces.

Michelle Mills, a director in CBRE’s office agency team with responsibility for the out-of-town market, said: “This instantly recognisable building, with its stepped façade, will provide a landmark HQ for a single occupier, or alternatively, it could be available for multiple occupation.

“Immediately available to let and conveniently located for Birmingham Airport, Birmingham International and HS2 rail stations and the NEC, its location, quantum and sustainability/ESG credentials are a major draw.”

Les Ross, fund manager at Abrdn, said: “Ingenuity House offers an immediate high quality head-quarters style occupational solution which already meets the increasing ESG demands tenants are now seeking.  We are confident these factors coupled with the excellent connectivity will attract businesses to the asset.”
