Land deal set to bring forward 950 homes in Sutton Coldfield

Bellway West Midlands and Bellway Strategic Land have acquired a parcel of land in Sutton Coldfield, paving the way for a major new development of 950 homes on the south-eastern edge of town.

The site forms part of the wider Langley Sustainable Urban Extension (SUE), which is planned to deliver up to 5,500 homes to the west of the A38.

An outline planning application for the wider site has already been submitted to Birmingham City Council and is under consideration by the local authority.

The plans for Langley also include more than 200 acres of public open space, and the creation of new community facilities and schools, including up to three primary schools and a secondary school with sixth form.

James Turner, land director for Bellway West Midlands, said: “This site represents a significant investment for Bellway in the West Midlands and is expected to be one of the largest residential land deals in the Midlands this year, which will bring positive economic benefit to the region with improvements in infrastructure and job creation.

“Our plans as part of the wider Langley SUE will be an extremely significant scheme in the Birmingham area over the coming years, and a great deal of care and attention has gone into the proposals to ensure that these homes are delivered in a sustainable way with both residents and the surrounding area in mind.

“When completed, Langley will form a purpose-built neighbourhood of approximately 14,000 residents and will be integrated into the existing infrastructure in the town with two new junctions created off the A38, allowing a seamless extension to the town.

“We are pleased to be working alongside Bellway Strategic Land to deliver what will be a high-class addition to available housing in Sutton Coldfield, helping to meet the demand for 51,000 new homes to be delivered in the Birmingham area by 2031, as outlined in the Birmingham Development Plan.”
