Encouragement taken from office take-up in Q2

Re-Defined’s move to Louisa Ryland House was Q2’s biggest move, as the firm took 36,343 sq ft of space.

Office take up in the central Birmingham office market this quarter totalled 177,665 sq ft across 36 deals, meaning more than 331,000 sq ft has been taken so far this year.

The Birmingham Office Market Forum said: “This represents a reasonable first half of the year, with encouragement taken from the total number of deals completed, which represents the most seen in a H1 period since before the pandemic.

“The occupier mix is also varied with strong representation from the Flex/Serviced and Education sectors. The quarter also saw the comprehensively refurbished 10 Brindleyplace reach practical completion, delivering further occupier choice to the market.”

The next largest deal saw the Arden University take 22,924 sq ft at 156 Great Charles Street in the Jewellery Quarter.

And 29,600 sq ft was taken in three separate deals at 54 Hagley Road. UK Cab snapped up 21,500 sq ft from floors five to eight, whilst the Greater Birmingham Chamber of Commerce took floor seven totalling 6,270 sq ft.
