£106m regeneration scheme reaches milestone

More than half of the £106m Belgrave Village development in Birmingham is set to be completed this year.

225 homes and apartments out of the 438-unit scheme will be delivered in 2024 by Wavensmere Homes in partnership with Galliard Homes and Apsley House Capital.

The 12-acre site was previously home to Joseph Chamberlain Sixth Form College and Birmingham Sports Centre, but had lain derelict for 20 years.

Headquartered in Edgbaston, Birmingham, Wavensmere Homes has close to 3,500 new homes either in production, or planning. It’s working with Wolverhampton Council on Canalside South – a 17-acre £150m waterfront scheme on the former British Steel site which will include 520 homes and the redevelopment of disused railway arches into 7,000 sq ft of commercial space.

70% of the homes at Belgrave Village have already been matched with purchasers at the off-plan stage with residents set to move into 100 houses and 125 apartments during every month this year.

Once complete in the spring of 2025, Belgrave Village will provide residents with an on-site gym, co-working space, screening room, and concierge service. The six acres of linear parks and mix of apartment and house types will enable occupiers to care for a small pet. The gas-free homes have a high EPC-rating, enabling purchasers to benefit from Green Mortgage rates.

James Dickens, managing director of Wavensmere Homes, said: “With more people now working from the office rather than home, city living is having a resurgence across the UK. Even with the volume of high rise rental blocks being developed, there is a significant shortage of new homes in Birmingham.

“What Belgrave Village offers is a unique mix of houses and apartments within spacious green surroundings. The range of amenities, parking, convenient location, and affordable prices, has seen it become central Birmingham’s destination of choice with local owner-occupiers, especially first time buyers.

“Even for PLC housebuilders, it’s unusual for more than 100 homes to be delivered on a single development within a 12-month period. We’re proud of our reputation for construction deliverability, which will see the keys for close to £60m of new homes handed over to customers here this year.”

Donna Smith, sales director for Wavensmere Homes, said: “Birmingham is an international city with a property market to excite all tastes and budgets. The sales rate at Belgrave Village has bucked the trend ever since the launch in summer 2022. City professionals and families are choosing to move here because they can get a better quality home for their money, especially if they’ve previously been renting.

“Our show home is enabling us to showcase the specification and wow-factor of the three-metre-high ceilings within the two- and three-storey houses. Meanwhile, the apartment buildings rise up to 11 storeys, with amazing views across Birmingham and its suburbs. This development is really appealing to design-conscious buyers who lust after an Instagram-worthy home they can afford.”
