Plans lodged for 500 homes on major Coventry development

A proposal to build 491 new homes has been submitted in Coventry as part of a wider 2,400-home scheme.
The plans by Barratt Developments and David Wilson Homes will form Phases 2 and 3a of the Pickford Gate housing development which when complete, could include 2,400 homes.
A new primary school, district and local community centres, a transport hub and extensive open spaces and play facilities also form part of the wider development.
25% of homes will be classed as affordable housing and 20% of the properties will be between two and a half and three storeys high.
Vistry Group is already bringing forward 247 homes in Phase 1 after it acquired the 31-acre site for £17m in March 2023. Citizen was appointed to own and manage Vistry’s affordable homes as part of the deal.
Residents have raised concerns regarding potential increases in traffic and the strain on local services. A survey conducted among residents received 14 responses, with most opposing the application due to concerns about its impact on local services and traffic.
Architects IDP Group, representing Barratt Developments, stated that the plans aim to address a recognised housing need in the area.
Outline plans by Hallam Land Management were approved in 2021, and the new application focuses on the area between Pickford Brook and Pickford Green Lane.
