CBRE launches new investment opportunity

Global real estate advisor, CBRE has introduced an investment opportunity featuring a portfolio of four commercial ground rent assets located across the Midlands and the North of England.

The portfolio includes a purpose-built office complex in Bromsgrove, Worcestershire, 12 light industrial units in Salford, a Holiday Inn in Corby and a property in Selby let to Moffat Hotel for a 999-year term.

Together, these properties generate an annual income of £122,632, with 95% of that income subject to five-yearly uncapped rent reviews linked to the Retail Price Index (RPI).

Nick Reed, director of residential capital markets at CBRE, said: “It is rare that we see a ground rent asset portfolio that combines to offer such a secure long-term investment. The long lease agreements across each property offer income for 999 years, we’re rarely able to offer such a low-risk sale.”

Hannah Hicks, associate director of Investment Properties at CBRE said: “We’re excited to bring this
combined portfolio to market. We anticipate this opportunity will not be available for long and welcome
interested investors to get in touch as soon as they can”.
