Former pharma HQ snapped up by commercial developer

Rula Developments has swooped for the former AAH Pharmaceuticals’ office headquarters in Coventry.

The 91,000 sq ft at Sapphire Court in Walsgrave has been vacant since the company entered into liquidation early last year.

Several redevelopment options are being considered for the five-acre site, including logistics, leisure and roadside uses. A planning application is set to be submitted later this year.

Established in 2016, Rula Developments is a privately owned commercial development company focusing on identifying and developing sites across the UK for immediate development or for medium to longer-term strategic development.

Mark Hawthorne, development director at Rula Developments commented: “We are delighted to have secured such a prominent commercial development site located moments from both the M6 and M69 motorways in the heart of the Midlands. We are currently evaluating redevelopment opportunities including logistics, leisure and roadside uses and will be submitting a planning application later this year”.

Avison Young and Holt Commercial acted for the vendor. Garrison Real Estate acted for Rula Developments.

Jon Ryan-Gill, director at Garrison Real Estate added: “Paradise Way offers a rare commercial development site in the heart of the industrial and logistics golden triangle and the major conurbation of Coventry. We are looking forward to securing a new occupier for the site and creating new employment opportunities”.
